UK Aircon installs, repairs and maintains air conditioning for homes and businesses in Leeds and across West Yorkshire. We plan each system around the building in front of us, whether that is a back-to-back terrace in Harehills, a top-floor apartment at Leeds Dock or an open-plan office near Park Row.
We are a REFCOM-registered contractor with over 20 years of experience. Quotes are free, installed systems start from £1,800, and every new installation is covered by a 5 years warranty on parts and labour, with access to a 24-hour emergency call-out, complimentary maintenance check-ups and discounted spares.
Leeds homes and the systems that suit them
Leeds has one of the most varied housing stocks of any English city, and the right air conditioning system depends heavily on which part of it you live in.
Back-to-back and red-brick terraces
Leeds kept building back-to-back houses long after most cities had stopped, and thousands still stand in areas such as Harehills, Beeston, Holbeck, Armley and Burley. Because a back-to-back shares its rear wall with the house behind, there is often only one external elevation to work with. That makes the outdoor unit position the key decision. We look at wall brackets beside the front door where acceptable, side gable walls on end terraces, or small front gardens. Through terraces with rear yards are simpler, with the outdoor unit normally fixed at the back.
Victorian villas and larger family homes
Headingley, Roundhay, Chapel Allerton and Weetwood have substantial stone and brick houses with high ceilings, bay windows and converted attics. A multi-split system often works well here, cooling a main bedroom, a loft room and a home office from a single outdoor unit tucked at the rear.
City-centre apartments
The apartment blocks at Leeds Dock, Granary Wharf, Holbeck and the South Bank are well sealed and heavily glazed, and upper floors can get uncomfortably warm on sunny afternoons. Leasehold flats almost always need written consent from the freeholder or managing agent before any external unit is installed, and some blocks specify where plant can go, such as balconies or designated roof areas. We can supply the technical details your managing agent will ask for.
Suburban semis and new-build estates
In Horsforth, Garforth, Rothwell, Morley and Pudsey, semis and detached homes usually have gardens or side passages, making for short pipe runs and ground-mounted outdoor units. New-build estates may have covenants on front elevations, so check your paperwork before choosing a position.

Which air conditioning system is right for your Leeds property?
The quick answer: a wall-mounted split for one room, a multi-split for several rooms, cassettes or ducted units for commercial spaces, and VRF for large multi-zone buildings. The table below sets out how each typically fits in Leeds.
| System | Typical Leeds use | Points to consider |
|---|---|---|
| Wall-mounted split | Bedrooms, loft rooms, home offices, small shops | Common sizes 2.0 to 7.0kW; one 65mm core hole |
| Multi-split | Family homes in Roundhay, Headingley and the suburbs | Up to several indoor units on one outdoor unit |
| Ceiling cassette | Open-plan offices, retail units, restaurants | Requires a suspended ceiling with enough depth |
| Ducted | Boutique hotels, bars, offices with feature ceilings | Units hidden in voids; only grilles visible |
| VRF | Multi-floor offices and mixed-use buildings | Individual room control, heat recovery options |
Sizing matters as much as type. An undersized unit runs flat out and never catches up; an oversized one cycles on and off and controls humidity poorly. Our guide to what size air conditioning unit you need explains how room size, glazing and orientation affect the kW rating.
Cooling the offices, shops and venues of Leeds
Leeds is the main commercial centre of West Yorkshire, with a strong financial, legal and digital sector and a busy retail and nightlife scene. That gives us a wide mix of commercial work:
- Offices around Park Row, Wellington Street and Whitehall Road
- Business parks such as Thorpe Park and White Rose
- Retail units in and around the city's shopping centres and arcades
- Bars and restaurants around Call Lane and the Corn Exchange
- Gyms, salons and clinics
- Server rooms and comms cupboards
- Warehouses and trade counters near the M621 and M1
- Student accommodation and HMOs
Some of the city's most attractive retail streets are in historic buildings. The Victorian arcades of the Victoria Quarter, for example, are listed, and any external plant or visible alteration on a listed building needs careful handling. For newer offices the focus is usually on efficiency, zoning and legal compliance: systems over 12kW need a TM44 energy inspection every five years, and larger systems need periodic F-Gas leak checks. See our commercial air conditioning installation page for more.
Planning permission and Leeds City Council
Most domestic split systems can be installed without a planning application, but Leeds City Council is the planning authority for the whole district, and it has designated a large number of conservation areas, including parts of Headingley, Roundhay and Chapel Allerton. Listed buildings need listed building consent for external units, and front-elevation positions in conservation areas may also need permission.
When a property could be affected, the UK Aircon team checks with the local planning authority before installation and suggests positions that keep equipment discreet. Elsewhere in West Yorkshire we make the same check with Bradford, Wakefield, Kirklees or Calderdale council, and over the Pennines it is the local council for our air conditioning work in Manchester.
How long does an air con installation take?
A single split system is usually installed and commissioned in one day. A multi-split serving three or four rooms typically takes two to three days. Commercial jobs, like the rest of our air conditioning services, are booked around your opening hours. On installation day we:
- Protect floors and furniture and confirm unit positions with you.
- Drill a 65mm core hole and fit the indoor unit.
- Mount the outdoor unit on a wall bracket or ground stand.
- Run, insulate and trunk the refrigerant pipework, cabling and condensate drain.
- Nitrogen pressure test and vacuum the system before releasing refrigerant.
- Commission the system, show you the controls and register your warranty.
Parking can be tight on Leeds terraced streets and in the city centre, so we will ask about access when we book. For a fuller explanation, read our domestic air conditioning installation page.
Yearly air conditioning maintenance
An annual service keeps a system efficient, protects your warranty and catches small faults before they become breakdowns. Commercial systems that run long hours often need servicing more than once a year.
Clean
Filters, coils, fan wheels and condensate trays are cleaned to restore airflow and reduce odours.
Check
Electrical connections, controls, drainage and refrigerant pipework are inspected for wear and leaks.
Measure
We record temperatures and pressures to confirm the system is performing as it should.
Report
You receive clear notes on the system's condition and any recommended work.
Air conditioning repairs in Leeds
Our technicians repair air conditioners from any manufacturer. They are background checked, receive monthly training and hold F-Gas qualifications for refrigerant work. Common faults we deal with include systems blowing warm air, water leaking from indoor units, noisy fans, error codes on the display, frozen coils and units that will not switch on. If your system still uses R22, which can no longer be used to service systems, we will explain the options for replacing it with an R32 heat pump. Leeds air conditioning FAQs
Can air conditioning be installed in a back-to-back house?
Yes, but with only one external wall the outdoor unit position needs careful thought. Options include a wall bracket on the front elevation, a side gable on an end terrace, or a small front garden, subject to any planning restrictions.
Do I need permission to install air conditioning in a Leeds apartment?
In most leasehold apartments you need written consent from the freeholder or managing agent before installing an outdoor unit. Some blocks also specify where external equipment can be positioned.
Is a multi-split better than several single splits?
A multi-split connects several indoor units to one outdoor unit, so it needs less external wall space. Separate single splits give each room complete independence and mean one fault does not affect other rooms.
How often do Leeds offices and homes need their air conditioning serviced?
Once a year is recommended for most homes. Commercial systems with long running hours, such as those in offices, restaurants and server rooms, often benefit from servicing two or more times a year.
Do you cover the rest of West Yorkshire?
Yes. UK Aircon installs and services air conditioning across West Yorkshire, including Bradford, Wakefield, Huddersfield and Halifax, as well as throughout Leeds.
