Jesmond is one of Newcastle's best-known residential suburbs, sitting just north of the city centre with Jesmond Dene running along its eastern edge. Its streets are lined with Victorian and Edwardian terraces and villas, many now divided into flats or let to students and young professionals, alongside the shops, bars and hotels of Osborne Road and Acorn Road. UK Aircon installs and maintains air conditioning across the area from our head office on Westgate Road.
Newcastle's climate is mild compared with much of the UK, so air conditioning here is less about extreme heat and more about specific rooms: top-floor flats under slate roofs, bay-windowed rooms that catch the afternoon sun, home offices full of equipment, and guest rooms in hotels and serviced apartments that need to stay comfortable whatever the weather.
Working sensitively with period houses
Older Jesmond properties reward a careful survey. High ceilings, decorative cornicing, picture rails and sash windows all affect where an indoor unit can sit and how pipework is routed. Our engineers look for the least visible route, which usually means running pipes to the rear elevation, not the street-facing front.
- Indoor units positioned to avoid cornices and mouldings
- Pipe runs hidden in cupboards or along rear walls
- Outdoor units in rear yards, away from front elevations
- Core holes sized and sealed neatly in stone and brick
- Condensate drained to existing gullies where possible
- Ducted or ceiling options where wall space is limited
Thick solid walls and stone can take longer to core than modern cavity brick, so we allow for that in the programme. A single split in a typical house is still usually completed in one day.

Conservation areas and listed buildings: check before you drill
Large parts of Jesmond, including the Jesmond Dene and Brandling Village areas, are designated conservation areas, and the suburb has a number of listed buildings. Newcastle City Council is the planning authority, and within a conservation area an outdoor unit on a wall facing the street may need permission that would not be required elsewhere. Listed buildings need listed building consent for most external and many internal alterations.
We check the status of your property at the survey and confirm with the council before any work starts where there is doubt. If you own a flat in a converted house, you will usually also need consent from the freeholder or management company.
Flats, student lets, offices and hospitality
A lot of Jesmond work comes from landlords and businesses rather than owner-occupiers. Some typical jobs:
Converted flats and lets
Top-floor flats in converted villas are often the warmest homes in the area. A compact wall-mounted split keeps them comfortable, and because it is a heat pump it can also provide efficient heating. Our domestic installation service covers landlords as well as owner-occupiers.
Offices in converted houses
Professional practices and small businesses occupy many former houses, including buildings such as the former Fleming Memorial Hospital. Wall splits or ceiling cassettes, depending on the ceiling, keep meeting rooms and server cupboards under control.
Bars, restaurants and hotels
Venues from Osborne Road to pubs such as The Carriage, and hotels like Jesmond Dene House, need systems that cope with busy evenings and kitchens. Our commercial air conditioning team handles surveys, installation and planned maintenance, including TM44 inspections for systems above 12kW.
Parking and access in Jesmond streets
Much of Jesmond operates residents' permit parking, and some back lanes are narrow. UK Aircon engineers need the van close to the property on installation day, and for most of our other air conditioning services as well. So we ask about parking when we book and, if needed, sort out a visitor permit or a suitable time with you in advance.
Repair or replace? Sluggish cooling and unresponsive controls
If your system is blowing weak or warm air, a remote no longer controls it, or it is leaking water from the indoor unit, we can diagnose it on any make. Many faults are simple, such as blocked filters, a failed sensor or a blocked condensate drain. Others, like a refrigerant leak on an older R22 system, point towards replacement, because R22 can no longer be used to service systems. Our maintenance and repairs service explains your options in plain terms, and our article on air conditioning repair covers common causes in more depth.

Where we work in and around Jesmond
We cover the whole suburb, from the streets around Jesmond Branch Library and the Church of the Holy Trinity to the houses overlooking the Dene, near Armstrong Bridge, Jesmond Dene Mill and the footbridge north-east of the Banqueting Hall. Even details like the old boundary stone set into the wall in front of Number 7 are a reminder of how much history the area holds, and why we take care with every exterior. Jesmond is served by our Newcastle air conditioning team, which also covers nearby South Heaton and, across the river, Gateshead. Get in touch and we will reply within 24 hours to arrange a free estimate.
Jesmond air conditioning FAQs
Do I need planning permission for air conditioning in a Jesmond conservation area?
You may. In a conservation area, an outdoor unit on a wall facing a road can require planning permission from Newcastle City Council, and listed buildings need listed building consent. Units on rear elevations are often more straightforward. We check before installing.
Can an indoor unit go in a room with original cornicing?
Yes. The indoor unit is positioned below or away from cornices and picture rails, and pipework is routed out of sight wherever possible, usually to the rear of the property.
Is air conditioning worth it in Newcastle's climate?
For specific rooms it often is. Top-floor flats, sunny bay-windowed rooms and home offices can overheat in summer, and because modern split systems are heat pumps they also provide efficient heating for the rest of the year.
Can a landlord install air conditioning in a rented Jesmond flat?
Yes, provided the freeholder or management company agrees where the building is shared, and any planning or listed building requirements are met. We can survey on behalf of landlords and agents.
Can you fix an old system that uses R22 refrigerant?
Some faults can be repaired, but R22 can no longer be used to service systems, so a refrigerant leak on an R22 unit usually means replacing it with a modern system, typically using R32.
